Unity Entertainment Corporation hired GatorSktch Architects to provide a schematic design of the property between Lake-Sumter Community College and South Lake Hospital. The design included a six phase development plan with a total of 117,000 s.f. and included the following:

• Indoor skating pavilion (17,000 s.f.)
• Indoor roller skating rink (17,000 s.f.)
• Lobby/lounge area (10,000 s.f.)
• Retail space (12,000 s.f.)
• Meeting rooms (10,000 s.f.)
• Kitchen, restaurant, seating (5,000 s.f.)
